Sale and Settlement of Other Property Contingency (SSP)

Changing the terms of the Mortgage Contingency in the Agreement of Sale (A/S-R) to condition the sale on the sale of Buyer's property. Requires Buyer to market their property under conditions (price, use of MLS, etc) acceptable to Seller; locks Seller in when Buyer gets and Agreement of Sale on their property acceptable to Seller.

Sale and Settlement of Other Property Contingency with Right to Continue Marketing (SSP-CM)

Changing the terms of the Mortgage Contingency in the Agreement of Sale (A/S-R) where the loan is conditioned on Buyer selling their property but also to allow Seller to continue to market the property and to accept another offer.

Settlement of Other Property Contingency (SOP)

Changing the terms of the Mortgage Contingency when Buyer's property is already under an agreement of sale at the time the Agreement of Sale is signed for Seller's property, and makes the Agreement contingenct on the settlement of Buyer's property.
 

Reply to Inspection/Appraisal Report(s) and/or Change of Terms Amendments to Agreement of Sale (RR)

Allows Buyer to reply to the results of the inspection contingencies elected in the Agreement of Sale (property inspection, appraisal/mortgage lender inspection, radon, sewer, etc.) and/or change the terms of the Agreement based on the results.
 

Pre-Settlement Possession Addendum to Agreement of Sale (PRE)

Provides for Buyer to occupy the property before settlement occurs, make repairs to the property, or use property for storage.
 

Post-Settlement Possession Addendum to Agreement of Sale (POS)

Provides for Seller to occupy the property after settlement.
 
Cooperating Broker CompensationAgreement (CBC)
Provides for the Buyer Agent, Transaction Licensee, or Subagent for Seller to be paid cooperating compensation by Listing Broker. Use to: confirm Listing Broker’s intention of paying the compensation, as it is offered in the MLS; to negotiate terms of the compensation when no offer is being made (no MLS); or to renegotiate the compensation offered in the MLS. Form is only used to deal with compensation between brokers. NOTE: Do not use form to establish what is paid by the Buyer (or to negotiate an amount for Seller to pay) when Buyer owes broker’s fees above what was offered by the Listing Broker - form is not to be used as an addendum to an agreement. For that purpose, use form CAS below.
 

Compensation Addendum to Agreement of Sale (CAS)

Provides for negotiation between Buyer and Seller for the Seller to pay some or all of a broker’s fee owed by Buyer. Also allows for Listing Broker to pay the Buyer’s Agent a fee to cover what is owed by Buyer.
 
Broker’s Disclosure Addendum to Agreement of Sale (BDA)
Complies with the Real Estate Licensing and Registration Act. Designed to provide additional language when an agreement of sale lacks required clauses (as in the case of a FSBO).
 
Agreement for the Sale of Vacant Land (A/S-VL)
Use when writing an agreement for the sale of vacant land.
 
Vacant Land Addendum to Listing Contract (VLA)

Use as an addendum to the residential Listing Contract when property is vacant land or includes vacant land.
